How it works
Like a flight search, for rent rolls
Rent rolls in Australia are sold through a handful of specialist brokers, each with their own website. We check those websites twice a day, pull out the key figures (properties, management income, fees, price and multiple), and show each listing as a short summary in one consistent format.
We don't copy listing descriptions or photos. Summaries are written in our own words, and every listing credits its broker and links prominently to the broker's own page, where you can read the full listing, sign confidentiality agreements and make an enquiry. We never handle enquiries ourselves.
How accurate are the figures?
Figures are read from each listing automatically and checked for consistency (for example, that AAMI matches income divided by properties). Listings that fail a check are marked "Figures unverified" until a person reviews them. Multiples marked "calculated" are price รท annual management income. Always confirm details with the broker.
Our crawler
Our crawler identifies itself honestly with this user agent:
RentRolls4SaleBot/0.1 (+https://rentrolls4sale.com.au/about; hello@rentrolls4sale.com.au)- It obeys robots.txt, including Crawl-delay.
- It makes one request at a time per site, at least two seconds apart, twice a day.
- It uses conditional requests and only re-reads pages that have changed.
- It never tries to get around blocks, logins or confidentiality agreements.
Opt out or takedown
If you're a broker and don't want your listings shown here, or want a listing corrected or removed, emailhello@rentrolls4sale.com.au from your business address. We'll switch off your source within two business days and remove existing listings. You can also block our crawler in robots.txt with User-agent: RentRolls4SaleBot /Disallow: /, which it respects automatically.
